Energy-efficient buildings equipped with photovoltaic power generation facilities will become decisive elements in real estate transactions because they offer advantages for both the developer and the final beneficiary. Thus, buyers of apartments located in buildings that have solar panels will automatically become prosumers, said Dan Fleșariu, CEO of Wiren.
“There are already signs that starting from 2023, lack of renewable energy solutions, supplementing other energy efficiency measures, will become a deal-breaker in future real estate transactions, whether we are talking about renting or buying and selling. If until recently the concept of an energy-efficient building was a wish, now we are moving towards it, because it is a request from the final beneficiary. From nice to have until 2020, we reached the must-have stage, in 2022″, said Fleșariu, during the conference “New wave of renewables”, organized by Energynomics.
Benefits created for the end user by integrating PV systems into new residential developments include spreading the cost of the PV system over the term of the mortgage, 5% VAT and lower utility costs.
For the real estate developer, the installation of solar panels will be a strong selling point. Another advantage will be the obtaining of additional income, such as the counter value of the surplus energy injected into the network in the period between the commissioning of the installation and the sale to the final beneficiary.
“We will see developers who won’t be able to sell their products and will start saying that the real estate market has fallen, but they won’t be able to sell them because they don’t have what it takes in this market situation,” continued Fleșariu.

He added that this is the first time that renewable energy is profitable without any state aid and even in the absence of government funding, and there are some major differences between the first and second wave of renewable projects.
“The first wave was a forceps delivery, that is, a government support scheme was needed for renewable projects to be operationally profitable. This new wave is based on the relationship between supply and demand. A second difference consists in the increasing weight that roof-tops have, and here in fact is the concept of production at the place of consumption. What used to only happen sporadically has now become a trend and roof-tops tend to become predominant, or, in other words, the energy produced at the place of consumption tends to become predominant”, Fleșariu said.
